Sanctuary Cove Community Services Limited provides administration and management services to three (3) levels of Bodies Corporate:
Property owners are represented on the PTBC by the PBC and on the PBC by their individual RBC.

The PTBC and the PBC jointly own a company called Sanctuary Cove Community Services Limited (SCCSL). It provides body corporate management via its wholly owned subsidiary, Sanctuary Cove Body Corporate Services Pty Ltd, for all three levels of the body corporate structure. SCCSL has been set up to recover its costs only. It does not make a profit.
SCCSL owns three subsidiary companies, Sanctuary Cove Body Corporate Services Pty Ltd, Sanctuary Cove Communication Services Pty Ltd (Communication Services), Sanctuary Cove Security Services Pty Ltd and Resort Body Corporate Services Pty Ltd.
Through these subsidiary companies, SCCSL provides body corporate management, security services and manages special projects.
The PTBC is responsible for the management, administration and maintenance of the roadway and infrastructure from the resort entrance to the InterContinental Sanctuary Cove, The Marine Village and entrances to the residential areas.
The PBC is the umbrella organisation that represents the RBCs. It controls, manages, administers, maintains and repairs roads, gates, parks and gardens in the residential areas. It is also responsible for water, waste collection and security. This includes architectural, engineering and landscaping standards of the residential areas, road and open space usage.
The RBC is responsible for the control, maintenance, management and administration of the common property (other than the main roadway into the resort and the residential roads and parks) within its local body corporate area, for the benefit of property owners. Each RBC is a body corporate constituted under the Building Units and Group Titles Act 1980 (BUGTA).
We have a dedicated and proactive Body Corporate Team with wide experience and knowledge. The team manage the day-to-day body corporate activities for all lot owners within the Sanctuary Cove Resort.
Adept at multi-tasking, the Body Corporate Team ensure meetings, building applications, by-law matters, general compliance matters and day to day correspondence / enquiries are administered in a timely and professional manner. They are experts in the Sanctuary Cove Resort Act, Building Unit and Group Titles Act, Development Control By-laws, and other associated legislation.
The Body Corporate Team liaise closely with the Facilities, Finance and Security Teams to ensure that well-rounded and comprehensive advice is provided to all.
The Facilities Team are the custodians of the infrastructure in Sanctuary Cove and are charged with the maintenance and improvement of these assets and services to increase the overall asset value for the Community and Stakeholders.
Striving to enhance the experience of residents and minimise downtime on mission-critical equipment/infrastructure, the Facilities Team organise, control and coordinate the strategic and operational management of the Resort facilities.
The Finance Team are responsible for obtaining and handling any monies on behalf of the Sanctuary Cove bodies corporate as well as the legal entities charged with providing various services to the community (including Security, FTTH, Facilities etc.).
The Finance Team have been involved with Sanctuary Cove for a combined total of more than 20 years. Through their vast experience and efficient management of financial transactions, the Finance Team aim to maximise the asset values of our lot owners whilst providing a resident focused approach to their tasks.
Sanctuary Cove Security is comprised of a team of Security professionals who are dedicated to attending to resident’s security requirements. The Security Team provide 24/7 mobile and marine security patrols throughout the secured Residential Area, control electronic gate access and issue keys and access devices to residents and contractors alike.
The Security Team are also responsible for monitoring alarms, escorting emergency services, CCTV monitoring and incident response/management and parking compliance.
